How fast will I get my media?
Photos, aerial photos and iGUIDE are ready by the next morning. Video and reels take up to 2 business days. On-site twilight shoots are usually ready in 24–48 hours. Photo revisions come back in about 4 hours, and video revisions usually the same day.
Interior not show-ready? Book aerials plus floor plans only.
No problem. Book aerial photography and add iGUIDE: you get the aerials plus accurate floor plans, with the interior visuals hidden so only the floor plans show.
What are the free AI twilights and AI staging?
Any package that includes photography comes with 2 AI day-to-dusk edits (a daytime exterior re-lit as dusk) and 2 AI virtual-staging photos. Extras are $15 each. iGUIDE-only and aerial-only bookings don't include them. Want real twilight? Add an on-site twilight shoot for $220.
What is iGUIDE Premium?
Premium gives you detailed floor plans with cabinetry, fixtures, appliances and existing furniture, plus a VR-ready tour. It's $50 up to 2,500 sq ft, $80 for 2,501–4,000 sq ft, $120 for 4,001–6,000 sq ft, and a custom quote above 6,000 sq ft.
How do aerials work?
A standalone aerial shoot is $200 for up to 25 photos. Add 10–15 aerial photos to any other shoot for $150, or choose the smaller Aerial Add-On (5–7 photos) for $100. Packages with drone include up to 7 drone photos.
Is there a travel fee?
Under 60 km from downtown Toronto is free. Farther out, see the travel chart above.
Does the house need to be ready?
Yes. The home must be show-ready when I arrive. You'll confirm this when you book. If the interior isn't ready, see aerials plus floor plans above.
How does square-footage billing work?
Up to 2,500 sq ft is included. Above that, iGUIDE is billed $40 per extra 500 sq ft (see the size table). Video on Social Media Special, Social Media PLUS and The Ultimate is +$50 for homes over 2,500 sq ft.
Can I cancel or reschedule my shoot?
Of course. Plans change, no stress. You can reschedule or cancel yourself, free of charge, up to 24 hours before your shoot, using the link in your Acuity confirmation email.
- Less than 24 hours' notice? Call or text me and I'll do my best to find you a new time. Late changes are $50, since that slot was held just for you.
- No-shows: please don't! A no-show means I've driven out with nothing to shoot, so it's a flat $150, whatever the booking. The listing agent arranges access (lockbox, keys or someone on site), and if I can't get in within 15 minutes of the start time, it counts as a no-show.
- Show-ready, please: I don't move furniture or personal belongings. If the home isn't ready, I can shoot it as-is, or we can rebook for $50.
- Drone and weather: if rain, snow or wind make it unsafe to fly, I'll skip the aerials and they're taken off your invoice. Still want them? We can book a separate aerial shoot.
Any fees are simply added to your invoice.
When do I pay?
Invoiced weekly, due on receipt.
